BiasCHECKSM is a technology-based risk analysis solution integrated into Valligent’s robust quality review process to quickly detect if a Valligent traditional appraisal is at risk for any potential valuation bias. It offers proactive insights into appraisal quality, accuracy, and objectivity.
By quickly identifying the highest risk appraisals, BiasCHECK provides Valligent flexibility to focus deeper review and auditing resources on the riskiest subset without compromising overall quality. It ensures that when an appraisal is delivered to a customer, it contains data they can trust and confidently use to make collateral decisions.
Components of BiasCHECK
BiasCHECK gives lenders confidence that Valligent’s traditional appraisals are thoroughly checked. It utilizes automated valuation models (AVMs), risk scoring, and content-enabled word scans provided by Veros Real Estate Solutions to detect potential valuation bias or quality issues in an appraisal report.
VeroVALUESM AVM
Checks the opinion of value stated in the appraisal report against a high confidence VeroVALUE AVM value to detect if there is any potential for over- or undervaluation of the subject property.
VeroSCORESM
Conducts an automated review of the .XML to analyze the contents of an appraisal report to find any deficiencies and red flags that could compromise overall quality. The tool provides a risk score on a scale of 0-1000. The higher the score, the higher the quality appraisal.
Bias Word Scan
Examines the appraisal report field-by-field for acceptable terminology. It detects if there is any presence of racial, political, religious, and other potentially prohibitive words. If the word scan indicates the presence of potentially bias words, prioritization is given for further due diligence.
BiasCHECK helps Valligent’s quality control team prioritize and expedite any additional due diligence without a negative impact on the average traditional appraisal turn times.
